Why Connecticut Appraisal Service?

Unlike other appraisal firms who will accept a job anywhere and promise fast service in order for them to be successful, our coverage area is limited to markets we are familiar with and have been servicing for many years and we will work on your particular appraisal issue until we are confident in the results.

Whether you are a homeowner, business professional such as a lawyer, accountant, financial planner, investor, mortgage lender, small business owner, etc., we have an appraisal service to meet your needs.

 About Us

We are an association of independent appraisers.  We have years of experience in their particular market area.  This is key to you receiving the most reliable analysis of your particular property.  You will work with the same professional throughout the process. Also, our appraisers don’t simply send you a report and move on to their next assignment.  The appraiser assigned to you will deliver the report as you wish either through e-mail or by returning to you in order to go over the report in person so you can understand the results.

We are experienced in all types of homes from manufactured to antique, from 600 square feet to over 6,000, and from waterfront to wooded hilltop.  Our commercial appraisers specialize in small industrial, warehouse, and retail properties.

The Process

Step 1

The initial step in the appraisal process is to speak with the appraiser in your market area.  You and the appraiser will discuss the purpose of the appraisal, the type of property being appraised, timeline of the assignment, and fee for the assignment.  Once the appraiser has an understanding of the assignment and the fee and timeline are agreed upon, an appointment is set for a physical visit of the property.

Step 2

Your appraiser will physically visit your property and speak with you in order to fully understand the history of the property.  The appraiser will verify measurements and photograph all features that affect value. At this time, they will also speak with you regarding what you can expect from us and the report, and how you would like the final report delivered to you.

Step 3

Your appraiser will then complete an analysis in order to determine a market-based value for your home or business.  This analysis includes researching your local real estate market for major factors that can affect value such as location, pricing, and inventory.  They will then study the sales that are most similar to yours in order to gain insight into how the market is currently reacting to your particular property.

Step 4

All of the research that is completed is compiled into a written appraisal report and delivered to you as you have agreed to during step 1.
